We charge a FLAT FEE - not a percentage based commission- to List, Market, and Sell a home. Traditional Real Estate professionals charge a fee of 6% or more to sell a home. Typically, the listing agent receives 3% and the buyer's representative receives 3%.
- We charge a flat fee of $3,850 for homes listed for less than $450,000
- We charge a Flat Fee of $5,200 for homes listed from $450,000 and up

Buyers Save Thousands of Dollars when purchasing a home!
If a Buyer is pre-approved for a loan, and buys a home within 90 days, We'll rebate ONE-HALF of the commission less $250 in Broker transaction costs to the buyer at closing.
Typically, the seller of a home listed in the MLS pays the Buyer's agent a 3 % commission. (commissions on "new" construction property may be less than 3%). If a buyer purchases a home or condominium for $400,000 the commission would typically be $12,000. With the Buyer partnership Program, a Buyer would receive a rebate at closing of $5,750.
When working with Buyers:

For an initial non-refundable set up fee of $1,000 we will:
- Provide a Comparative Market Analysis & net proceeds Analysis
- Provide staging consultation by an Accredited Staging Professional
- Advertise the home on our Washington-Realestate.com web site & Craig's List
- Provide a Generic Real Estate Sign & Flyer box
- Provide Black & White & Color flyers
- Provide appropriate Disclosure documents
- Provide information on Home Warranty availability
A. For an additional Fee of $1,500 paid at closing, we will represent the Seller and prepare Purchase and Sale documents for a transaction. This fee includes setting up Title & Escrow services and helping to coordinate inspections and work orders. If a transaction fails, any subsequent contracts shall be prepared for a pre-paid non-refundable fee of $250.00
B. For an additional Fee of $2,500 paid at closing, a seller may UPGRADE to a "full service" listing, be Marketed in the Northwest Multiple Listing Service, and make use of the 'OPTION Clause". Note: this fee does not include a Certified Residential Appraisal, Home Warranty, or professional photography. These may be contracted for at cost.
C. If two parties want a Purchase and Sale Agreement prepared for a non- MLS listed home, a fee of $1,750 will be charged. Five Hundred dollars ($500) is non-refundable and is paid up-front. The balance shall be paid at closing. Agent will set up Title & Escrow and coordinate inspections and work orders.
For a fee of $4,950 we shall:
- Provide Comparative Market Analysis and Net Proceeds Analysis
- Provide Staging Consultation by an Accredited Staging Professional
- List home in the NW Multiple Listing Service
- Advertise on Realtor.com, and participating Broker web sites
- Provide Real Estate Signage
- Provide Black & White & color flyers
- Hold Broker's Open
- Provide a Certified Residential Appraisal, Have the home Inspected by an ASHI certified inspector, Provide Basic Home Warranty, and use a Professional Photographer for marketing photos.
