Provide a Market Overview, a Comparative Market Analysis, and a net proceeds analysis.
Advise about: pricing, staging the home for sale, the escrow & inspection process, and Washington State disclosure requirements (Form 17 & lead paint).
Order Preliminary Title and review the Title report for possible discrepancies.
Marketing: List the home in the NW Multiple Listing Service, and advertise it on the MLS’s web site and other participating Brokers’ web sites.
Provide a Better Home & Garden Real Estate-Executive sign, a NWMLS keybox, a flyer box, directional arrows (where permitted), Color flyers, and a property information book for viewing agents and their clients.
Hold a Brokers’ open
Have an accredited designer advise on the staging and presentation of the home.
Represent the seller in compliance with Washington State’s Law of Real Estate Agency AND negotiate on the seller’s behalf in all transactions.
Receive offers, prepare counter offers, and review documents for completeness.
Coordinate and manage the Inspection, Repair, and Escrow process required by the Purchase and Sale agreement.
The Listing agent reserves the right to charge up to $150 for travel time or site conditions. Any Additional Advertising other than enumerated above shall be paid for by the Seller.
